This is a rare opportunity on the second most premier crappie fishing lake in the state of Mississippi, Lake Washington. Located in Chatham, MS it was once part of the contiguous Mississippi River until it changed course around 1300AD. It spans approximately 5000 acres and has been used by fishermen and duck hunters for hundreds of years. A study by the Miss. Dept. of Wildlife, Fisheries and Parks shows that 2 out of every 10 anglers drive over 100 miles to fish Lake Washington, and 1 out of every 15 come from over 400 miles. Its no wonder it has gotten local and national attention. The 5 +/- acres is located on the eastern historic lake front with access to a beautiful pier with boat ramp and includes the bait shop and inventory.
