The property is located in southwest Simpson County about 7 miles southwest of Pinola and about 7 miles south east of Georgetown. It is located at the end of Big Hill Road, a paved county road.
The Big Hill Tract offers a good combination of a timber investment and hunting/recreational property. It has timber stands of various ages and diversity that could offer periodic cash flows starting right away. It has a mixture of natural stands of both pine and hardwood sawtimber as well as areas of pine plantation. The small lake on the northeast corner is pretty and ready for fishing and camping. The tract also has several established food plots.
The timber consists of mixed stands of pine and hardwood timber. A timber cruise performed in July 2011 shows the following merchantable volumes:
Pine sawtimber 1992 tons, Oak sawtimber 998 tons, Mixed hardwood sawtimber 177 tons, pine chip-n-saw 1048 tons, pine pulpwood 3314 tons, and hardwood pulpwood 1844 tons. In addition, there are about 22 acres in a 2001 pine plantation.

Directions to the Land

The tract fronts Big Hill Road which is a paved County road. The road actually dead ends at the gate to the property. Interior access if provided by a good network of woods roads.
